Renewing Your Lease
Lease Renewal Process
Renewal offers are sent approximately 60 to 70 days prior to the lease expiration date. Renewal offers are sent by email, and will provide you with the name and contact information of the Progress Residential team member who will walk you through the renewal process and assist with any questions.
The lease renewal process is simple. Your dedicated Renewal Specialist will verify some of your information, update any changes to the lease, discuss your options, and provide you with a new Lease Agreement for you to sign through DocuSign. Once you sign the document, your new lease will be in place once your current lease expires.
Please remember, unless otherwise stated in your lease, you are required to give 60 days notice if you intend to end your lease. You can give your notice by filling out our Notice to Vacate form here.
Preparing to Renew
As you approach the time to renew your lease, we recommend being ready to answer some of the following questions.
How long would you like to be in the home?
You’ll have the option to renew your lease for 12 or 24 months. If those lease terms don’t work for you, please let us know, we’re always willing to discuss options. The 24 month lease option is a great choice if it meets your time frame.
Are there any changes to the lease?
Will the same roommates continue to live with you? Have you added a pet to the home? Please be sure to let us know if any changes need to be made to your lease.
While we can usually accommodate month-to-month leases, subject to HOA restrictions, we recommend renewing your lease for a 12- or 24-month period. Month-to-month terms require a monthly premium fee of 20% of the current market rental rate of the home. Additionally, we require notification that you’ll be leaving the home 30 days ahead of your move-out date. If the 12- or 24-month lease doesn’t work for you, please speak to your Renewal Specialist. We may be able to find another solution.
I received my renewal offer and noticed my rent is increasing, why?
We work hard to price our homes as fairly and affordably as possible. Rental rates take into consideration all aspects of the home, the market, and comparative rates of similar homes within a radius surrounding the home using the most current available data. Rest assured that even if the rent increases on your home, it is fairly-priced and likely even slightly below full market value.
Can I transfer from one Progress Residential® home to another?

How do I add a roommate to my Lease?
To add a roommate to your lease, please click here and complete the form. After you complete the form you’ll receive an application for your roommate to complete and return, along with a copy of photo ID. The primary occupant will need to log into their Progress Residential® account and pay the fee for each additional application. An administrative fee will apply. All current lease holders and roommates must sign the roommate addition form which will be provided to you.
How do I release a roommate from my Lease?

How do I renew my Lease?
