We’re thrilled that you’re interested in applying for a home with Progress Residential®. Before you apply, please take a few moments to review the information on this page to make sure you understand our qualification criteria, the fees involved, and have all the information you need to make the application process quick and easy.

Documents you’ll need to complete the application

To complete the application, you’ll need to have the following items ready:

  • Electronic color copy/photo of a valid state or government issued photo Identification
  • Social Security Number
  • Income Documents
  • Vehicle Information (make, model, and license plate number)
  • Credit Card number and bank account information to pay initial application fees



Supporting documents must be submitted and income verification through The Closing Docs must be complete within 48 hours of applying, or the application will be cancelled. 

Before you submit your application, please make sure the information you provided is visually clear, accurate and complete. Any changes to the application after submission, including changes to your move-in date or adding residents or pets, will require a $100 Application Change Fee.

Choosing your Move-in Date

One of the first things you’ll do on the application is select a move-in date. Before you do, it’s important to know that the date you select will be your lease start date, however, prior to accessing the home, you must complete the Move-in Orientation by phone or virtual meeting. This quick and easy orientation is only available Monday through Friday. If you would like to move into the house over a weekend, you must select a lease start date for a weekday prior to the weekend you would like to move in. Any changes to the application after submission, including changes to your move-in date or adding residents or pets, will require a $100 Application Change Fee. 

Application Fees

There are a few fees that will need to be paid at the time of application. Please be prepared to pay:

$250 Holding Fee
The holding fee allows us to remove the home from our website and prevent anyone else from applying for the home. Upon approval of your application, this fee is applied toward your move-in costs. If your application is denied, the holding fee will be returned to you within 30 business days. Please note: The holding fee is non-refundable if your application is approved and you decide to cancel, or if the application is denied due to falsification of the application or supporting documentation. 

$50 Application Fee
An application fee is required for each adult (18 years and older) member of the household. Application fees will not be collected for children. The Application fee is non-refundable.

$35 Convenience Fee (if applicable)
We accept a payment of these fees through Credit Cards, Debit Cards, and ACH bank transfers. A $35 convenience fee will be applied to payments made with credit card or debit cards. Payments made by ACH bank transfer do not require any additional fees. 

$100 Application Change Fee (if applicable)
This fee only applies if you make changes to your application after it has been submitted. It is not due at the time of application, but we want to make sure you’re aware of it in advance. Please be sure the information you list in the application is complete and accurate. Any changes to the application after submission, including changes to your move-in date or adding residents or pets, will require a $100 Application Change Fee.

$40 Insufficient Funds Fee (if applicable)
This fee only applies if the banking institution for your method of payment reports that there are insufficient funds available. If this happens, your application may be cancelled, or you may be asked to pay with guaranteed funds within 24 hours and be subject to a $40 Insufficient Funds (NSF) Fee.

Income Verification Requirements

To process your application quickly, securely, and accurately, we use a third-party automated income verification service called The Closing Docs. Their service verifies and reports your income to Progress Residential, through a process you control, by securely aggregating deposit history from your bank account(s). After you submit your lease application, all adult applicants receive an invitation to this process via email from The Closing Docs with a link to guide you through your income verification. Please watch for that invite. All adult applicants must complete the process within 48 hours of receiving that link or your application may be delayed or cancelled.

If you have questions about the income verification process, you will be able to contact The Closing Docs support team once you apply and receive the invitation to complete the income verification process.

In some cases, you may be asked to verify income through other methods. If this applies to you, you’ll be asked to provide at least one of the forms of income documentation listed below. If you do not submit income documents with your application, you may experience delays in processing and denial of your application. 

  • If you’ve been at your job for more than 30 days, submit your most recent paystub that is less than 30 days old.  
  • If you’re self-employed, a student, or a retiree, submit the most recent version of one of the following:
            - Your 1040
            - Bank statement
            - Benefit statement such as: HUD vouchers, child support/alimony orders, documentation of liquid assets (i.e. non-retirement mutual funds, money market accounts, CDs, etc.), unemployment benefits statement, Veteran’s Administration or disability benefits.


Please be sure that all the documents are clear, legible, and that the name on the document matches the legal name of the applicant. Please upload pictures of the documents, not PDFs. Additionally, we may request Social Security card or additional supporting documents. The following items cannot be accepted as income: scholarships, financial aid awards, bank statement deposits in place of a paycheck stub, business bank statement, personal or business checks written to applicant in place of a paycheck stub, W2s, or 1099s.
